Faster. The House Is currently Vacant and i can't find current owners. the next door neighbors told my husband when we inquired about a short sale that they went through bankruptcy and are now going through a foreclosure. any advice..

The only person that can sell the property at this time is the owner. Wells Fargo will not be able to assist you until you can provide a accepted offer with the ower/seller signature. I would think if the owner is going through a bankruptcy that the court records will indiated where the owner lives or at least an address where they are receiving mail or the bankturpcy attorney handling the banktuptcy.

Once the bankruptcy is dismissed or discharged the bank will get releif from the bankruptcy and continue the foreclosure. After the foreclosure you can pruchase the property from the bank. To be honnest the most likely way to get the property is either through the foreclosure auction or to purchase from the bank when they listed. Once the person being foreclosed has gone this far they have moved on with their life and just want it over.

Ro,

There is a process.....it unfortunately does not include direct contact with buyers. Banks contract real estate professionals to handle the listing and sale of thore RE interests.

As far as speeding up the process, once the property is foreclosed and is posted on the MLS for sale the process can be quite quick. Many Foreclosure sales are concluded as quickly as regular sales.

It's the "short sales" that require excessively long periods of time for the process to transpire.

someone that knows the local area, I did not help my son, I only found him a good local agent, that knew the local market, trends and the like.

So what you need is a good local.

And I know some.

Find you a good Real Estate Agent.

Now this is Not self serving, it real good advise.

Ro, I bet what ever you do for a Job, be it CPA , homemaker, Indian Chief, odds are you
are real good at it.

Most Real Estate agents are not good Indian chiefs, but we do hang out in this market place, deal with short sales (as best we can) REO's and the like.

We do this for a living so we have some clues.

My son is a ER Doc at Shands, and when he moved there I had the chance to meet some REALLY great agents in your area, one that could get the job done.

Doesn't cost you a penny to get a buyers Real Estate agent as he.she is paid for by the seller.
