The price range is really tight to be able to get something decent n the area. Just to give you an idea below is the link to some condos, townhomes and homes within this price range in Orlando:

Here is a sample of what you are able to purchase in the Orlando market at this price. As I am not sure how far east you were hoping to go (and prices closer to UCF are higher) these may be the options that work for you. I am interested but i am not looking to pay hoa fees. Was wondering if maybe a small 2 or 3 bedroom house would be better?

Sadly there's little in this price range. If your purchasing with cash and you're prepared to pay a high condo fee, there might be a few options.
