I have 7 residential struggling investment properties and I want to know my options. ex..negotiating a short sale, in deed of lieu, etc..etc.. I am not against keeping them but I would need the loans to be modified.

Hi Ron,
Step 1 is to talk with your lender. Remember, that they want to collect as much as they can. They will ask you to write a hardship letter and provide a financial statement. If you do not have the ability to pay, they will work with you, generally. The last thing that the lender wants is to be a landlord/owner.
As a Realtor, there is a set routine of steps to assist owners that have no other choices to get out from underneath a mortgage. Feel free to contact me & I can assist you with the process. Call em at 440-487-2193 or e-mail me at john@CallRealtorJohn.com.

Hi Ron:
Be Careful paying any attorney to modify your loans! I just meet with another one of my clients who got burned by a law firm who charged them to re modify there loan.
I suggest you call one of your lenders yourself to see how easy it is. An attorney won't be able to get anything better than you can yourself. If you go the attorney route I would suggest one file at a time.

Good Luck,
William
