The type of property wouldn't matter - foreclosure or not. If your credit and income/debt ratio meets the lender's criteria, you are good to go. You are way past the time limit someone would have to wait just because of your foreclosure. Recently the waiting period for buying after a foreclosure have relaxed. The key question is whether you can buy anything -- foreclosure or not. That's irrelevant. You need to sit down with a lender who can review all of your financial info, including credit score, debt to income ratio, job history, etc. and see if you can qualify now.
