shortsales, do i have to file bankrupt if i just let it go?
I was refused modification and rental income doesn't cover the costs at all, i got laid off too.
If i do short sale or foreclosure, can i do that without filing bankrupt?

You CAN do a short sale, or let the property go to foreclosure, without filing bankruptcy, which should be a last option.
No one can force you to file bankruptcy--that is a personal choice.
Any further detail, as Blaison said, should be explored with an attorney's help.

If you can successfully short sale then you dont need to file for bankruptcy but it all depends on your situation. I'm not an attorney so you need to consult with an attorney because this is a legal question.
