This condo is going to be auctioned on the court house steps on the first Tuesday of the month. At the auction you will need certified funds on hand; cash on hand. You don’t need a buyer’s agent for public auction.

However, you can do a short sale to find out what the lender will take. Dealing with the REO department at banks is a different type of negotiation then most real estate agents are familiar with. In my opinion you’re able to receive better deal with the REO department during a short sale. One reason is the lender is loosing money everyday that condo sits & the legal fees occurring. Yes lawyers are involved & wanting to get paid for their services too along with many others. A buyer agent like me that has done numerous short sales can act as your buyer’s agent. I can also run the numbers to find out what this condo is really worth & my past experience telling you what the REO department will likely accept; sidestep sticky issues that will come up.

The other agents are correct. Your first move is to find a Buyer's Agent. A Buyer's Agent will perform a market analysis to determine area recent sales and pending sale, look into how long the condo has been on the market and what you could consider offering. The agent will find out this unit is fee simple or sold as a condo and help you find a lender that can help you determine if you qualify for the purchase and supply you with the documentation to prove it. The agent will also help you to through the maze of paperwork required the follow up necessary and be there thru the closing. One last item to consider is that an agent can also help you, if this sale does not go thru, find a similiar unit, price point, etc. Good Luck!

Making an offer on a property that is going to be auctioned off is different than making an offer on a property that is still privately owned.
There are certain steps that should be taken when making an offer on a property that is being sold at an auction to help increase your chance of a successful offer.
