Hi Maya,
My husband and I work together as a team. He's more the number crunching guy and I help people find homes. When you wrote this question into Trulia, we were out this weekend helping find out-of-town clients a foreclosure with $30,000 in equity that needs about $30.00 worth of tile put in a powder bathroom. Two weeks ago, we closed on a short sale for a client who was was able to avoid foreclosure. Last week, we closed on a short sale home for a client who only needed a new refrigerator and got the home at 20% below market value. We also have a list of investors we work with who sell distressed properties whom we can tap on your behalf that never hit the MLS. Because I've been a multi-million dollar producer year over year, we network with like Realtors. We are on their "go to" lists. Before they list a great property such as this, they'll shoot it over to us to run by investors or others who're looking for foreclosures, so we get advanced notice. On the website I list below, you can also check DAILY for the updates on foreclosures in the Irving area. It should update at midnight. We'd love to put these skills to work for you. Well this seems to be a site for Realtor and their commercials. I could give you a couple of sites to go to ,( that do not direct you to me or my collegues - I am not in your area)but instead I will tell you to use your search engines for HUD homes and foreclosures. When you find the free gov. llist there will be a list of Agents for your choosen zip code. These agents will have all the other foreclosures on the local MLS available to them as well.

To be up front if you really want a home that has equity on the front end and you are actually going to purchase under market value your best bet is a short sale! I am a Short Sale Specialist and have over 50 short sales in AR, TX and CA. I have listing agents that take the listings for me and I work with the banks to get the offers on the homes approved. Alot of these contracts that I'm getting approved buyers are walking into homes with 10,15,20k in equity based on the current market value. That equity will help these buyers absorb some of the market trends for the next few months and maybe a year and when the market does get back on its feet then they are still way ahead of the game and others who find themselves even further upside down in their current home or the ones who recently purchased home where the market has brought them down also.
Foreclosure homes are the same homes that could have been saved by a short sale if the homeowners had known to contact a Realtor that actually works short sales. Short Sales are my main business however I'm starting to help buyers too now since I have staff that can help with the short sale files while I show buyers great deals! I also list REO property or what people refer to as bank repos. Since I list them I know what values I give the bank and I know what value the appraisers give the bank and the fact is the bank always goes with the appraisal because my value is always lower and based on other foreclosures in the area along with the idea that I don't want to sit on the listing forever. What I'm trying to say here is bank foreclosures are alot of times (unless totally gutted) listed right up there with all the other properties that normal home owners are also trying to sell. The biggest thing about finding and purchasing a foreclosure home or any home for that matter is finding an agent that knows the process and can help you thru it. I have had so many buyers who want to just buy a foreclosure and end up purchasing just a normal listing becase the seller had room to help with closing costs etc. (plus the home was nicer and you get a disclosure on regular homes - banks don't always know anything about the property and don't offer disclosures) Just remember everyone is out there chasing that one good deal so be with an agent that knows how to get it for you! Maya, If you are looking at foreclosures just because you want a good deal, then foreclosures are not always the best deal out there. There are many sellers that are highly motivated and can sell below market value. I just wanted you to know that so you don't limit yourself to foreclosures only.

We specialize in foreclosures there are many tips and tricks in securing the winning bid. We also offer a buyers rebate program where you can earn up to 50% of our commissions. I live in Coppell, know allot of Irving either I had listings or show properties in that area and Las Colinas. I have seen many foreclosures which are move in quality however keep in mind not all foreclosures are below market value, we work with bank supplying the BPO's (assessing the values for properties)
