Kaiser, you will need 3.5% down of your own funds to buy a home. There is a special program allowing a a 2.5% gift / bond money that would allow you to buy a home with as little as 1% down out of pocket, There are restrictions though. We offer this program if you want to go over in more detail:

You need to contact your local real estate professional. If it's been cleared to sell, your local real estate professional can provide you with the information and assit you in making an offer. Yes there are some great "Government Programs" However getting what you want and getting the bank to accept your offer on the home you want maybe worlds apart.
It would be best for you to discuss the financials with a mortgage broker.
