I have to chime in with the rest of the professional council. Seek legal counsel. Or if you have some legal and business acumen and like to do things on your own you may want to look into http://www.legalzoom.com. I'm sure they have a protocol of a lis pendens But you'll never get a RE professional to give you legal advice, which your question asks, unless they are also a practicing attorney.

I suggest you consult a professional real estate attorney. You want to make sure that a Lis Pendens is the best route for you to take and that you consider all the consequences of this action.

It is crucial that you consult with an Attorney. If you are part of a trust or intend of selling anytime soon you can really hang things up if you don't have good representation. I just went through a Lis Pendens being filed against a listing in a trust and it almost blew the deal..no one would have gotten anything!

I would suggest for you to seek a referral from the Pasadena Foothills Association or Realtors and the Pasadena Chamber of Commerce.

Your first and best step might be to go chat with the City. They can make sure you have all the paperwork you need, etc. I'd start there. Let me know should you have any further questions or concerns.

Be sure to contact a Real Estate Attorney not some advertised group that claims they can help you. The Pasadena Foothills Association of Realtors should be able to refer you to one.
