are you working with a realtor? Realtors are privy to a great deal of knowledge, including being familiar with areas before the market took a turn and what is happening currently in neighborhoods.

Another consideration is to look for pre-foreclosures -- distressed properties with some equity and before the lender forecloses. A web reference has been provided. Although John Adams is in GA, the principals and opportunities apply equally to your area.

You may also want to check the HUD web site, which gives you a list of Government owned properties. The web site ishttp:// www.mcbreo.com. Once you get on the site, search by state, then by county, and you'll get a list of all properties that HUD currently has listed. If you don't find anything that looks interesting, keep checking the site, as the list changes every couple of weeks.

Also if you see a property that looks interesting, pull up the property report as it will give you a detailed print-out of any items that need to be repaired. Many HUD properties need work, but the report typically gives you a good outline of what needs done.

The nice thing about HUD properties is that it is a pretty easy process to submit a bid and you'll know fairly quickly whether your bid was accepted or not. Versus some times bank-owned properties or short-sales can takes weeks or months to get an answer.

Here is the trustee website for foreclosure searches. It will tell you what stage of foreclosure a particular is at:

Or, have an agent search the MLS for foreclosures in Black Forest.

I'm not search why you are specifying 'foreclosures' but assuming you are looking to buy please don't ignore owner re-sales either. There are a lot of good deals out there and there is a lot less risk with a owner sale plus a lot of sellers that will negotiate great deals. It is definitely a buyers market.
