I understand your concern and am very experienced in these type of transactions. I am a Certified Short Sale Foreclosure Resouce (SFR) Specialist. Short Sales can be tricky at times and if you are looking to purchase a home quickly, the term belies the transaction. Some short sales can take quite a while to close. Now is a great time to purchase investment properties, however you have to be very careful with purchasing any shortsale/forclosure and especially bank owned properties.

It is best to work with an experienced specialist to make sure you are getting the "deal" you are looking for and not overpaying in value.

I would be very happy to assist you with anything that you may need including HUD homes where you can pick up some really good deals. Be very careful when looking only at foreclosures as banks are starting to price some of these assets at very high prices and they are not necessarily the best opportunities when adding up all of the information relating to a properties value.

The best thing you can do in today's active market is clearly define your housing objectives and determine what areas will meet your needs and it sounds like you have already accomplished that. Inventory levels are very low and finding homes is a much more difficult task than it was a few month ago. contact the realtors you think you like and listen to what they say they’ll do for you. Then ask them to refer you to their very best “Preferred” or “In-House” Lender. Listen to their best purchase strategy and ask for their best written quote on an estimated sales price, on a TBD (To Be Determined) property address.

STEP TWO:
