I specialize in the buying and selling of investment properties in Park City, especially condos. I can suggest several areas that have some good values at this time. First, there are opportunities to step into existing contracts at The Canyons, where new projects such as Sunrise at Escala, Silverado Lodge and Dakota Mountain Lodge have units that are currently under contract by investors who bought in pre-construction 24 months ago who now cannot obtain financing on the terms they had envisioned. These properties can be purchased at 1996 prices now.
There have been several very low sales of distressed properties in the non-ski property sector as well. Not all Park City condos are created equal and proximity to ski lifts is a big determinant in the value of a property.
Special considerations should be given to who will manage your property and what they will charge for their services. Not all property management companies service all areas and some of the best focus on the upper end properties.
Finally, beware os special assessments looming in the next few years. The HOA documents should be reviewed carefully for mentions of such assessments which can be as high as $15,000 per year or more. Projects with upcoming assessments don't necessarily need to be avoided, but the assessement needs to be factored into the purchase price.
The National Association of Realtors predicts 30% - 50% appreciation in Park City in the next 5 years. With retirees looking for their retirement hometowns, mountain resorts in the west stand to benefit from this in migration of affluent retirees.

Park city is a great area to buy in and invest. Currently there are some great values up there, I personally don't live or work in the park city area, but I would love to give you some references of some great agents that work up there! They use a totally different MLS system than most realtors in Utah, so you need to choose wisely. Thanks James
