The old addage applies, "What is a deal!" I suggest that a deal is a better price on something you like well enough to buy anyway!" A deal may be $100K under listed price, or $50K less than Tax Record Value! A deal may be "Asking" price on a property if it is priced agressively and requires minimum repairs or updating for your taste. A deal may NOT be $150,000 less than asking price for a home that is in poor condition or has an awkward use of space, too large, too small, or, is in a less desirable location.

A "deal" is a property priced well below fair market value for the condition, location, and square footage. A 2500 S.F. contemporary ranch style home that needs complete updating on Tomomchichi Lane priced at $160/S.F. is NOT a smokin' hot deal. A 3200 S.F. home built by a reputable builder in the last few years in Midpoint at $160/S.F. IS. You need to be very familiar with current market values and buyer trends to really be on top of a "deal" because of the variables that need to be taken into account to determine the value in this unstable market. Just because a property is a foreclosure, does not mean it's a hot deal...in fact it is sometimes the opposite case. If the previous owner couldn't sell it for the debt owed on it, then what does that say? The amount owed on a property is not an indicator of actual current value.
I generally look for 15 to 25% below fair market value before I consider a property a "deal". Happy to further discuss this with you, if you'd like.
