cheapness of the prices compared to home. When i'm next back there (in a couple of weeks) i wish to investigate further asi'm assuming i'm able to buy although would (unless i got a green card) not be able to live there. Haven't looked at the rental market as yet, but id think a good investment property idea. Can't quite believe the below $50,000 Properties (and reading the Q & A's here) but 100,000 to 200,000 are the sort of things i'd be interested in and be able to pay cash, is this possible or too hard for an overseas investor ?

Now for a non realtor perspective.

There are tons of properties in henderson in foreclosure and yes, you can find them in the $100000 to $200000 range. However, you have to watch out for the ones on the low end. A lot of them have been gutted, abused, or destroyed because the the owners were mad because they lost their homes because they were stupid.

I have some around my neighborhood under 100K, but they need a lot of work and updating.

Also, the rental market around here is tough. Lots of choices which drives down prices as well. Our neighbors left their rental for another one because for the same price they could have a house with a pool.

Be very careful and watch the realtor you hook up with. RIght before the bust, everyone had a real estate license, now a lot of them are desperate to sell a house because they can't eat unless they do and will push you into anything that gets them a contract.

I don't trust too many realtors out here because they were a big reason why things went bad.

Yes, foreign investors are snapping up properties in Las Vegas and Henderson. Purchasing is not an issue. The foreign investment tax can come into play when the property is sold but there are things that can be done to prevent it and avoid the tax consequences. I am also a permitted property manager and can take care of the rental process for you. With so many people displaced from their homes as a result ot the foreclosures and there is a large pool of good tenants out there. Absolutely! Overseas investors are able to purchase property in the USA with little difficulty. Many properties in Las Vegas, Henderson, and Lake Las Vegas, are foreign owned. With many properties to choose from, I'm sure we could find one for you.

Please note that many of the properties you see here are part of master planned communities, condominium communities, or both. In any case, monthly fees for homeowners associations and amenities can total in the hundreds of dollars. In the event that you purchase a property in cash, there will likely be maintenance fees that need to be paid regularly. This is certainly not meant to discourage anyone; just educate.

Foreign investors are subject to FIRPTA, or Foreign Investment in Real Property Tax Act. More detail is available by search or request.
