Hi Bill,

I see you're new to this question forum. Your answer is excellent, especially for and out-of-towner.

To anyone else out there with this problem, remember 1) to read your lease first and 2) that you have no relationship what so ever with the bank starting the foreclosure property. If they hassle you in any way, call the state's attorney.

Good luck, you'll be fine.

Hi
I'm sorry you're in this situation, but you're not alone. There have been quite a few renters in this economy that have found out the landlord was in foreclosure. I can't give legal advice since I'm only real estate broker, but my understanding is that if you're still occupying the property and the landlord is following the lease agreement that you have with them, you're still obligated to pay your rent, even if you have received information that the landlord is in foreclosure. Your legal obligation is in the lease that you have with the landlord. The foreclosure is between the landlord and the bank, even though it indirectly effects you as a tenant. With that being said I would get my lease information and any foreclosure information that you have together and immedately contact The Legal Aid Society of Orange County for legal advice on your situation. Here's their web link: http://www.legalaidocba.org They give free legal advice for those who qualify, and you can call and make an appointment or try to get an answer on the phone? They are not able at this time to respond to emails requesting for assistance. Their office is also not prepared to handle "walk-in" applicants. You can call for legal assistance at 407-841-8310, and then please choose option 1. Appointment calls are taken Monday through Thursday from 9:00AM until Noon and from 1:30PM until 3:00PM. They also accept calls for appointments most Saturdays from 9:00AM until Noon. An appointment will be made for all those who appear to qualify for their services. If you don't qualify, they can probably refer to an attorney that specializes in real estate law. You may be able to stay for a while, but I would start looking for another place asap. just in case. Best of luck. Bill M
