I found a house i love! It is a foreclosure and they are asking $96,000 for it. I was approved for $85,000 on my own without a cosigner. Help

You will know a good Realtor® when you see one. They will answer their phone, and they will be willing to take the time with you. Your best chance of winning a bid on this home is working with a Realtor who knows how to make offers to a bank. Being in Love and being able to Afford a Home are two different feelings. Proceed with caution, as mentioned below Foreclosures can often require more of your Love [dollars for repairs] ... just do not get yourself in over your head.

If the house is $96K, and you can only afford $85K, not only do you face the problem of not qualifying for a sufficient mortgage, I wonder how much funds you have available for repairs. Foreclosures tend to have been neglected for years, and you'll need a rainy day fund for when things break.

I would recommend you talk with about 3 mortgage brokers just to make sure you are being told the maximum you can afford. A lot of mortgage bankers and brokers have overlays that put a margin of safety between the real lending guidelines and their lending guidelines. Your realtor should be able to help you with this. Let me know if need help and you do not have a realtor.

Get hold of a good Realtor in your area who can represent you as a buyer.
Also, this agent will work for you and does not get paid by you.He is FREE service and is paid by the sellers.
