We get many European and Canadian buyers in Punta Gorda. We just put a home under contract last week in Punta Gorda Isles and the buyers are from Maryland. Many of the buyers also enjoy boating or golfing due to the large amount of homes on the water and on golf courses.

My running 2007/8 Charlotte County sale stats indicate that 44% of residential end user sales (purchased for use, not investment or speculation) were buyers from the midwest (Ohio, Illinois, Indiana, Michigan, etc.) This will include second home buyers. Because of the weakness of the dollar, Canadians and Europeans make up approximately 20% of buyers. Approximately 15% of sales were buyers (or investors) from different areas of Florida. Approximately 5% of buyers were from New England and 3% from California. The remainder percentages come from other countries without additional end user sales to make up 1% of total sales. Recently there seems to be an increase in buyers coming from South America, but most of those purchase or rent in Miami first (due to lanuage), then look around the rest of the state. Keep in mind, 80 to 85% of home buyers check the web first. it's important to have a good presence there. Let us know if we can be of further service "There is no substitute for trusted experience".

I would say that most of the buyers for the Punta Gorda area are from Canada and Europe. We do very well advertising in the Toronto Star, but it is also very pricey. Please let me know if I can be of any assistance.

It depends on the area.........Punta Gorda Isles is favored by upscale ederly from the midwest, Canada and a few from Europe. Deep Creek has a number of first time buyers...........young families...........and people from South Florida who chased out and were looking for cheap square footage. Very similar to Lehigh Acres.Beware of Deep Creek as it is a hot bed of foreclosures. Values in the entire Charlotte County area are on the decline and the bottom is not in sight. If you have a long term plan (three to five years) there could be some good waterfront opportunities in the summer because of the devaluation. Anyone who bought in 2004 , 2005 or later is probably upside down.

I lived in Punta Gorda for 28 years. I know the median age is 65 years old and it is mostly designed around the seasonal residents and tourism. I can say most of the people live there 6months out of the year and are from Ontario and extreme northern states i.e. Michigan.
The target markets for Punta Gorda is the Midwest and the European market. Hopefully you have a licensed Real Estate agent assisting you in the sale of your home.

I know ZERO about Punta Gorda, but I would go to the local Chamber of Commerce and / or the city government of Punta Gorda. They usually have lots of data on people moving in to the area.
This is the time folks up north, Ohio, New York, New Jersey and etc are thinking about the coming winter and where they want to spend their time. Hire a REALTOR to get the exposure you want to sell your home. Most buyers today search the web, so get your home on the Multipe Listing Service, through a well known national Real Estate company, who can assist you in pricing and marketing that property to sell.
Your target market is the New England ....Baby boomers that are retired and do not want to put up with weather any more
