Keith is correct, you need to understand the foreclosue and pre-foreclosure process. It is a delicate process in which a Realtor is confronting someone facing a foreclosure. These are a few steps involved:
1) Find the home you are interested in.
2) Get a Realtor to make first contact, usually mail or phone.
3) Have your Realtor go to the door and meet face to face, helping the home owner understand their situation and options. Where it goes from there depends on the result of the conversation.
I have over simplified this process in the attempt to help you understand how potentially complex this can be. Pre-foreclosures can potentially be very rewarding by the buyer obtaining a home below market value and a home owner in distress selling their home before foreclosure.
You need to find a buyers agent to assist you. Try to educate yourself about the foreclosure process either through various web sites or through realty trac or foreclosure.com. It is very important to understand what you are doing. In addition you need to make sure you have a person that can inspect the property to make sure you feel good about the coniditon of the property because a lot of foreclosures are sold as is and or the owners do not have funds to repair. Lastly make sure you have a lender that has preapproved you for financing.
