Based on the payment you're looking for, the price range you should be looking in is $90,000 to $110,000. Besides insurance and mortgage, the other monthly expenses you should factor in are property taxes and home-owner's association fees (if the property is a townhouse or condo). Right now condos are very difficult to finance but there are exceptions. I just checked and there are 883 homes in Seminole County under $100,000. A $600 payment is not impossible. The first thing you need to do is get pre-qualified with a lender for a mortgage. There is a lot of first time home buyer downpayment assistance that you may qualify for. One ray of hope though. There are Downpayment assistance programs you may qualify for, a home I am selling right now has a buyer that is getting over 50,000 from such programs, and I have heard rumors of some getting much more.
Your first step is to contact a lender that is very familiar with such programs to see if you qualify and how much for.
