All short sales (preforeclosures) and foreclosed properties owned by the banks will be listed with a Realtor on the local Multiple Listing Service (MLS). As Phil says any local agent can provide you with an active list. I would add, however, that if you do not have experience in buying foreclosure related properties it is best to work with a real estate agent who has a lot of experience in dealing with these types of properties. Also be aware that while short sales and foreclosures sell below market they are sold "AS IS" and often need repairs and updating.

find a good realtor and ask for searches. ...too many sites, trulia included have proeprties listed that aren't for sale and will not be for sale.

The Banks always work with Realtors to LIST their properties:

You will want your own Agent to represent you, not to mention findind properties for you.

Newbie,
Contact a local real estate agent. He / She can find listings that match your request and can update you on a daily basis when new listings hit the market so you will be ahead of the curve to locate properties you may be interested in. In addition, when you do find a property they can assist you with making an offer getting the results you desire.
