Hi Gemii,

One of the most common and reliable methods is mentioned in a couple of the previous answers. And that is to get yourself a Professional Buyer's Agent to represent you, to advise you on what comparable properties have sold for in the very recent past, to advise you on what current comparable properties are on the market for, and to formulate an offer together with you for a property you find that you like very much and also to position and negotiate the offer to you for your best advantage. Professional real estate agents are just that: professional. And schooled and licensed in helping both buyers and sellers come together at optimum pricing.

Trying to determine value by a non-professional, either on the sale or buy side, is very, very risky when either side goes forward without the help of a seasoned professional. One thing that a professional adds to either side is a non-emotional perspective to truly offer the client non-biased recommendations.

There's no such "True value" as Carl mentioned, but if you like something to buy then all you have to do is ask your agent to run the comaprable sales in that area which is similar to that home, then you will get an idea what offer to write and also depends on how's the demand in that area, if lots of buyers waiting for that area home then you have to write higher offer in order to get that house. Your agent can give you a better idea...good luck!

The only "true" value a home has is what a ready, willing, and able buyer is willing to pay for it...

FIRST ANSWER

Do not trust the zestimate on http://www.zillow.com as that just runs numbers not true comparables. I suggest go on here under "find a pro" and ask a realtor to run some comps for you.
