How realistic is it to find a foreclosed home in 32819 or 32836 for under $100,000?

I don't want to pay the fee to view the listing details of the RealtyTrac foreclosures, but can't seem to find any other legitimate leads. I know the area very well and would like to purchase at least a 3/2 (house, not condo), near Dr. Phillips/Disney. I also want something in fairly decent condition (cosmetic fixes-OK) without any possibility of mold or Chinese drywall. What are my chances?

Hello Ks,

In my search of the MLS listings in those two zip codes, I came up with a total of 7 homes under $100K.
Five are located in Tangelo Park, of which 2 are bank owned, 2 short sales and 1 is not a distressed property. On the west side of Kirkman Rd., just north of Universal Studios, I found 2 more foreclosure listings under $100K, neither appear to meet your criteria and I suspect that the nicest of the two has most likely had multiple offers on it already but is still being shown as active in the MLS. I have tried to confirm this however I have not received a call back from the listing agent. I doubt that you will find anything new enough under $100K for Chinese drywall to be of concern; mold on the other hand is a possibility.

My philosophy is "never, say never".... after 15 years of being a Realtor, I think it's possible you could find the needle in the haystack in this crazy real estate market. Are you looking to occupy the home yourself or are you an investor looking to fix and flip or rent? Are you needing financing or paying cash? It doesn't cost you anything to have a Buyers Agent working for you and we have the resources to provide you with the most accurate, up to date info.

If you don't ask, you'll never get what you want, right?

Buying foreclosures ain't easy. You are not going to get a property disclosure, at best you will be required to sign an addendum stating that the bank has received the property through foreclosure and knows nothing of the state of the home and be allowed an inspection period. Many banks are not even allowing inspection periods! These homes have had little or no love for quite a while, and many are flip-flops that were over leveraged.

Realty Trac does not list any properties that are "secretly" for sale, many of their "listings" are actually the value of a loan that has been publicly registered as in default, it is only in rare cases that the home can be purchased for the value of that loan.

$100K as a top-line cut-off is credible for 38219, but most of the listings are in Tangelo Park, so are older homes that have been recently remodeled (read, potential for chinese drywall).

You do not have to pay to view properties or foreclosures for sale. Hire a Buyers Agent to represent you.

Let's recap: don't want to pay fees for foreclosure info; clearly not interested in the other obvious choice - a Realtor where you could get it for free anyway; want a HOUSE not a condo (heavens no); THREE not two bedrooms; best zips in town; no remodeling - not even the possibility of mold and no dreaded Chinese drywall (which means it's also gotta be pretty new, right?) No problems at all in fact - and all for under $100K. Granite in the kitchen and bathrooms? How about a pool?

Chances are very good.......get started by contacting a local real estate professional that can provide you with accurate an up to date "foreclosure" information on your targeted location as well as lead you, step by step, through the process.
