How many back up offers will you take on a short sale?

It does not matter take as many as possible never know when 1st will fall thru, then other back up offers may have moved on with other homes with executed contracts.

What's the point of taking more than several(4-5) back up offers? We really feel that multiple offers on "short sales" will be a serious issue as we approach the December 1 st. deadling for the first time buyer incentive. Many buyers will find themselves shut out of this opportunity.

The realtors code of ethics tells us that we must continue to present offers to the seller until the property is sold. One might make an argument that the property is sold by the first offer and therefore it is up to the listing agent to decide whether or not to present any new offers, but that begs the question of why you are still getting offers if the property is sold. If indeed you continue to market the property I would argue that the code of ethics requires you to present any and all offers to the seller. Therefore it would ultimately be up to the seller to decide how many backup offers to accept.

That aside I have a hard time believing that a buyer's agent would subject their buyer to the torture of being any more than the 2nd or 3rd backup offer. Do yourself a favor though, let your seller decide.

I don't think, there's any limit in accepting backup offers but personally, I wouldn't go more than best 4-5 back up offers.
