How do you find the owner of a foreclosure property when the mortgage company has closed all offices???

I have always found it easiest to contact the Trustte or Assesor in the county where the proeprty is located.
One of the first items the assigned servicer of the mortgage will do is pay all property taxes so as to avoid any additional penalties or even a tax sale of the property

Assuming you checked the property and did not see a notice in the window telling you who to call, you would need to do a LexisNexis search to determine who the receiver is (if one has been assigned). Alternatively, you can contact the court (after a LexisNexis or similar search). The court normally assigns the receiver. The receiver controls assets after bankruptcy in most cases. Good luck.

The title company has tracked the holder of the note. They are bankrupt. No other records on file.

Hi Linda,

I usually use CRS and buy the deed. It's only $1. Then, I google whomever is on the note and call until I find the answer. It usually takes about 20 minutes to track down the right person.

Or, you could always have your title company help. I've had this issue come up so much that I just do it myself now instead of burdening my title company with all my little issues.

This is a common problem ... tracking down the holder of a mortgage note! Recent bank consolidations and the high number of delinquent mortgages have created a high degree of confusion at bank and other lender asset management offices.

The best way to find an answer to the question is through a title company that can search the courthouse records for the most recent note owner of record. When one lender sells or transfers a note to another lender, there is documentation at the county level that attaches to the property deed.
