I am looking for a solid house in a decent area of Marco Island. I am very interested in foreclosures but not really sure how to get in the door to make a deal. I've got great credit and shouldn't have any problems financing a vacation home. Looking for a single family up to 200k (inland, obviously but hope to be within walking distance to major amenities).

If you are from Marco you know it is a small Island, Foreclosures are good but the banks are starting to get on board with short sale. It costs the bank about $50000 to foreclose , there is usually damage because the owner is not happy about losing his home, if it is abandoned you may have mold issues. a lot of these issues are not present with short sales.The down side is that it takes a few moths to get them through. The best way is to sign up for instant notification of properties in your criteria. That way you can watch what comes on and off the market. I have found that this is the best way to monitor the market until you are ready.

GREAT QUESTION: Contact a local Trulia agent who can work within your specifications place you on an automatic email when a property listed in MLS you receive an immediate email.
Websites where you need to pay monthly dues are usually outdated info., not correct and etc. MLS is most detail accurate info. reported.
