How do I get more info on the public auctions? Interested in the E. Raintree, Scottsdale AZ one.

This is something we do every day. There's tons of website, posted properties, tiffany & bosco, i can name a few more, and the thing is, it's all public record. So you can spend hours a day searching all the properties, then doing the research to find the deals, then checking the titles, and then driving them to make sure they're still standing, all with in the 24 hours before it goes to sale... or you can get in with some knowledgable people (us) who have a reliable system that works to bring you the equitable cleared properties you are looking for... Good answer Alicia. I would also like to add, are you able to purchase cash? Trustee Sales need to be paid for within 24 hrs in cash. The general public hears words like auction, forclosure, short sale and equate that with "good deal". Work with a licensed, local Realtor to help protect your investment. Many times on transactions like the ones above, the buyer are giving up rights, warranties, and etc. Just because a house is listed as a forecloure, short sale does NOT mean it is a "good deal". That is what the agent can help do, show comps and help you protect your investment. Best of luck.

Dear Office:

If there is a public auction, the trustees auction will be filed on the properties website at the Maricopa County assesors website. You can go to the auction and bid yourself or pay for a company to bid for you. Cash is due upon sale. There will be no iinspection of the property after your bid is accepted. If you ask your Realtor they will tell you where the auction is being held if you cannot find it yourself.

There are also auctions for bank owned homes to liquidate their inventories. Your Realtor can help you with tis also. To see all bank owned homes for sale that may end at an auction: http://link.flexmls.com/ub1j02wnwdn,12

We bid on 5-10 homes every day at auction for our clients, and like Jason mentioned we use posted properties as well to ensure clear title, no IRS liens, etc, to get drive reports day of auction and to help facilitate payment (need 10k check at the auction to bid w/payment in full w/in 24hrs). Although Posted Properties is a great partner, it would be wise to also work with a Realtor to help determine value as this is not something any bidding service provides. Its important to work with a title company to provide insurance as well, and Fidelity National Title is a partner of ours that will provide title insurance on homes bought at auction.
That being said, have you tried buying the property you are interested through a short sale? Have you reached out to seller with interest? A lot of times sellers do not know their options and reaching out to them and buying through a short sale will minimize your competition for the property and typically bought for less than at auction, believe it or not. I checked and there are no properties addressed on Raintree listed to be sold tomorrow but one in Raintree Gardens of Phoenix. 193 properties are listed for potential sale tomorrow and this is typical for each business day.

There are a number of public auctions to look into REDC has one every so often here in Phoenix, Fannie Mae and Freddie Mac also have some once in a while. These auctions are usually advertised on TV and in the newspapers. You can search Google for them. Individual home foreclosure auctions are held daily at a variety of law firms and on the court house steps. If you know the property address you can usually find out from the tax assessor's site at Maricopa.gov when the property will be auctioned. Those auctions properties are sold as-is with no warranties. So buyer beware.
