Foreclosure reality check.... Seasoned investors who buy foreclosures know the REO manager at the bank and get "off market" deals. They never have to bid or find a place to learn what's available.
FOR ALL OTHERS: The only "sellers market" in america is the foreclosure market. Don't expect any deals from a foreclosure as the bidding process brings 20-30 people to bid on almost every deal. A deal that was already priced at market.
It's easier to get a deal by going to a realtor, asking them to find the oldest property on the market and start dropping discounted offers. In addition, you won't have to wait 30-60 days to hear an answer.
Go to Google and type in your county into the search field (Montgomery County Ohio, for example) and then search on the site for Sheriff's auctions. You can also join a service such as RealtyTrac.com to do all the work for you, but make sure they are searching your county. If you are in a major metropolitan area, Dayton, Cincy, Cleveland, Columbus, Toledo, etc. then you will have no problem, but when I search smaller areas, like Springfield, Lima, etc, I do not get as good of results.
You can also search on line for foreclosure and pre-foreclousre homes. If a home has not been foreclosed on yet, but the auction is scheduled, the foreclosure attorney will do everything he/she can to "block" the sale, at least that has been my experience - I can only assume because they are more concerned with their pay then the actual best interest of the bank. But if the property has not been scheduled for auction, you can always ask for a short sale, and success there depends on how good your packet to the bank is. My suggestion: find a local real estate professional who is competent and experienced in short sales and pre-foreclosure business and stick with them.

You can check each county's sheriff website for sheriff sales of foreclosed homes . But to check foreclosures,bought back by the loan company at sheriff sales you will need to go through a real estate company. Also the website for foreclosed homes through VA loans or FHA loans or HUD homes, you will need to go to each of those individual website. You will also need a real estate agent to help you bid online for those foreclosed homes.
