Pam,

1. Look for foreclosures, contact the listing agent. Be ready to jump and then out perform anyone out there.
What do agent's who can actually hire you look for?
FLEXIBILITY & CONSISTENCY
If I could pay you at closing I could send you a ton more work... etc

2. Contact banks (smaller ones) and tell them they have a property that needs some attention and you'd be happy to secure it.

Last piece of advice - when you do your clean out, don't trash the last agent's stuff. If they ever get a listing, they will be sure to NOT to use you. (I speak from personal experience).

As in property management?
Give your business card to every Real Estate Agent in the area. They usually decide who to hire if they list the property
