The new buzz is "short sales" ask your Realtor how many shorts they have bought theirself and flipped vs how they hung their clients with. As a Realtor that has bought over 230 repos in one day I know what I'm doing. 1. realitytrac is stale info but it is info, preforclosed properties takes work, and if your agent doesn't follow through the deal will die on the vine. The net is full of "deals" but Hud only auctions homes as does the VA, USDA. Fanne mae and Freddie farm them out to be brokered. And the Hud for a buck, well is only for Nonprofit groups after it won't sale. So buyer beware, if it sounds to good it maybe just rotten to the core.
Buyer often consider foreclosures synonymous with "good deals". Sometimes you can get a great deal by just being in contact with someone in Cleveland/Ooltewah who truly knows the market. I find that some of the best deals are not foreclosures, but rather new to the market, underpriced homes. Check your market for the best REALTOR who has the bargain-hunting tooth!! Good luck!
Any REATOR worth their salt can find you foreclosures. I tried Realtytrac and the information was the same 6 houses for 3 months, Agents can email any foreclosure or preforclosure that is listed on their MLS system directly to you in about 5 minutes, Don't pay for a service.
