How can I find a good real estate agent experienced in foreclosures?

I am a first time home buyer looking in the West End area. I have been getting some casual advice from one of my friends who is an out of town real estate agent but I have realized I need to find an in towm agent that is familiar with the area and familar with foreclosures. How do I find a dependable and effective agent?

Dear Buyer,
Being a first time home buyer and also looking ro purchase a foreclosure home makes you a potential buyer that needs a REALTOR like me who deals in foreclosure and has the educational knowledge and experience in working with first time home buyers. Currently I market a lot of VA ovned properties throughout metro Atlanta. Above all of this here's my two cents:-
Everybody pretty much will accept that the current real estate market is definitely a buyer's market. With so many homes (both new construction and resales) on the market and with interest rates at historical lows, this is a great and oportune time for buyers to purchase the home of their dreams at an affordable monthly payment.
If you have been saving to purchase a first home and have a good credit score and very little debt, then this is the perfect time for you to buy a home. Not only will you have a variety of homes to choose from, some that may not have been affordable if the market had been different, but you will also be able to obtain an affordable loan payment at a low fixed-rate interest rate.
The caveat however, is to be cautious and not to buy beyond your means. Consider all the costs of home ownership, such as upkeep, and taxes and insurance, before you make the decision tobuy.

You may want to look for agents such as myself who have undergone further training in the area of bank owned properties. I have received my REO (Real Estate Owned) Certification am qualified to provide any foreclosure assistance you may need. I have served the Atlanta market for over 10 successful years.

Go to the Coldwell Banker Residental Brokerage in your area.
Contact the Managing Broker and ask "Who is the Broker in your agency that handles forclosures.".
There is usually always one broker that specializes in the foreclosure market in all offices that have at least 100 brokers.

I own a foreclosure company, Lenox Asset Brokers We represent banks in selling their inventory. I also own a sister company, Duffy Realty of Atlanta and have buyer agents on duty that work with foreclosure buyers on a regular basis all over town. Good luck on your hunt. Foreclosures are becoming so competitive that you do need to implement a strategy to negotiate and secure the deal. We get multiple offers within days of marketing the homes and most of the time have buyers BEFORE we post the house to the MLS.

I helped my sister buy a foreclosure in Historic West End and she loves living there. West End, like many other neighborhoods, is very street-to-street, so you will see a significant change in value depending on where you want to live in West End. I would also caution you as mortgage fraud is very prevalent in West End (which is why there are so many foreclosures); the neighborhood association in Historic West End is working on this issue.

I would advise you to be careful on where you end up buying in West End. Like Lee said, the crime rate has been worse than it has been in years, but at the same time, in certain parts of the area, the neighbors really look out for each other. You've chosen a vital "territory" for seeking foreclosures, particularly on the Southeastern edge of the West End. I'm speaking primarily about the 30310 zip code, which, on some lists, is one of the tops in body counts for foreclosed properties. Neighborhoods with grassy parks like Adair Park, Perkerson Park and Sylvan Hills, all have lots of long term potential, and the closer that you can get to a "pretty house on a quiet tree lined street" the better.

Otherwise, know what you are getting into, the crime rate is worse than in previous years.

I am particularly excited about the long term potential of the Oakland City and Venetian Hills neighborhoods, just South of the West End and on the edge of Fort McPherson. When the Department of Defense relinquishes the 500 acre US Army post in late 2011, I believe that a remarkable revitalization is coming. The potential for a superb variety of live/work/play and learning (as well as golfing) opportunities abound for savvy, long term investors nearby.

Get your real estate on. Hire a Realtor who lives and breathes Intown Atlanta and knows the streets without a map.

Contact Brenda Richterkessing...she's my aunt and just recently helped me buy my first home which was a foreclosure. The house had six offers total and she still managed to work the deal in my favor and close with a great price...when the house appraised I had $25K in equity!

Mack is right. I can refer you to someone on the west end as well. However, you will want to interview agents. One way is to do a search and look for agents that blog about it.

The best agent on the west end that I know of is Paul Renton at Keller Williams ( 770 - 309 - 6352 ).

Paul is so experienced with foreclosures that he is close to becoming one of THEIR representatives!
