How Do You Find & Hire Your Property Preservation Company?

I own a property preservation (aka- foreclosure cleaning) business and am curious as to how most of you successful REO professionals find companies to handle trash-outs, cleanups, lawn service, lock outs, etc, in your areas.

Initially we did well by networking with local agents.
However, we are now seeing more and more business circumvent local agents and go straight through national vendor companies.

Any insights or suggestions would be greatly appreciated.
