So, have your attorney issue a time of essense letter and be done with it.

Dear Drz400,

My good thoughts go out to you. This must be very frustrating. If you have an attorney you should discuss your options with them. My recommendation is to find out how much the judgement is and if it is possible to negotiate the price of the property less the judgement amount or at least a portion of it. If the seller refuses to negotiate, you might consider discussing your options with your attorney, possibly walking away from this deal. If the property was listed in a manner in which the buyer is responsible for the judgement it might be quite difficult to walk away from this transaction.

Good luck.
