current on payments but my neg am will adjust in May/09. (which I will not be able to afford) Maybe I should stop making the payments then they might work with me. Any advice?

They are difficult to deal with, but stay on it. Call in the mornings. Call 3-4 times a week. Keep refaxing your info. Try to get a name and get back to that person everytime.

If that does not work, start talking short sale. They seem to like to modify loans then. Throw the presidents name around...they are supposed to help you. Miss a payment....only as a last resort.

Iris, did you ever receive your loan modification? I am currently in the process with IndyMac...I sent my package 2 months ago. I called 30 days ago and a rep told me my package had been received in kansas but they are so backlogged it may take another 30 days to receive an answer. I called today, and another rep now says Kansas received my package but never sent it to IndyMac so he suggested I re-send it?! My neg will expire in 08/09 and when I explained to him I wouldnt be able to make the payment, he suggested a Deed in Lieu??? I dont beleive IndyMac is truly trying to work with homeowners who are current on their loans. I have been current on my loan with IndyMac for the last 3 years, and I feel like I'm being punished for that.....I dont get it..Anyhow, I hope your loan modification worked out......

Iris, I have had no luck yet with this bank. My husband and I have been getting the run around for the last three months and have yet to get an answer but we do receive information that isn't true. Just last week I called to see if there was any new information.
A representative told me that my husband and I had been pre-qualified on the 21st of May and we should be receiving the paperwork in the mail. The first of June I called to inform them I had yet to receive the paperwork that had been sent out. The representative then informed me someone must have given me the wrong information because our modification loan was still in processing. I am beginning to think they (Indy Mac) are just giving me the run around. After all said and done I would not recommend this mortgage company to anyone. Honesty is the best way to do business and I don't see this with in the employees they have working.

Hi Iris Joe Mendoza is right, many people are getting into the Loan Modification business without any oversight or knowledge on how to do it properly including attorneys. The one thing you want to avoid is a short sale it should be your last resort.

my sister in law obtained a 3% rate for 3 years on her indymac bank loan. You just need to know how
to fill out your financials the right way to get the lowest payment. I have been trying to get a loan mod
with emc. I rejected their first offer then months later they lowered it my 500 per month. you should
have a good chance if your loan was originally a stated income loan. if you dont know, I can look

Yes! After many closings with them, they now know who we are. We buy houses via short sales. We negotiate and pay cash for them. If you are a realtor, contact us as we will buy the house, and then have you list it for us as a normal sale with equity at about 85%-90% of FMV and we pay the full 6%.

Eventually they will work with you. If you qualify for a loan modification, hopefully the goverment incentives to lenders will take effect soon and they will start modifying more.

A good loan modification company may complete a complete forensic review of the original loan and find ways to get a leverage a modification even if you are current.

Hi Iris,
You might want to consider working with a professional Modification Company. It's the latest and greatest NEW REFI. Most people are unsuccessful on their own modifications.

It's like cutting your own hair. You can do it, but will you really like the result? Also, BE CAREFUL, most companies out there ARE NOT approved by the Department of Real Estate. You also have attorneys that trying to do it to supplement their income, but only delaying the process. The old adage is typically true, "You get what you pay for." Some companies that ARE NOT approved charging $1000-1500, good luck you may NEVER see that money again.

Hi Iris,
You've got 6 months before that neg am kicks in. That's a long time and anything can happen. I agree it's sometimes harder to get them to pay attention when you're still making the payments. But lenders are staffing up these departments so I'd keep working it for at least 3 months before risking your credit with no pays. The NODs are taking much longer to file too so time is on your side. Good luck!

They will not talk with you if you are current. Either refi or mail them a certified letter and follow up with a phone call. If there is a branch near you, go in there! Persistance will be your best asset.

Sadly i have heard the same thing that they have not worked with anyone up to date. You should try one more time before stopping to make your payments though, ask for the home retention department and then ask for a supervisor. You have to be nice no matter how much they will inferiate you. Good luck with working things out.
