You get the cleaning contracts from REO asset management companies and REO agents, sign up with the REO Asset Management Companies, then continue to market to the REO agents, Sending an email flyer works very well to the REO agents. I left the website link to a good site to get a free list of REO Asset Management Companies to sign up with.

To get a contract you have to be registered and Licensed with Insurance. Then apply to the REO department with the bank. For Freddie Mac you can register at http://www.homesteps.com

If you have references, you can go to your local real estate offices and hang up flyers advertising your services, after a while, you should have a good repeat clientele. Also, repeatedly advertising your service is a good idea.

Hi Dana,

Foreclosure clean up work is becoming very popular these days. Our local news station announced this potential business last week, so you may be in for some steep competition.

To quick start your venture, I would suggest creating an attractive flyer detailing your services and dropping them off at various real estate companies where they can be distributed to all the agents. Agents are going to be your key to getting business, not so much through the banking industry. It would take some time to build a relationship with the local banks if you don't have a relationship already. Finding the source person to get the word out about your business would be a crap shoot. Your greatest source is going to be the agents that work with the banks on REO properties.

You may also want to request to do a presentation to each real estate company about your services and discuss the benefits of working with you. Lots of real estate companies have vendors who do presentations to the agents directly and in large groups.

My significant other is actually in the Property Preservation business, and is just breaking through. He registered with diffferent companies that provide their clients (banks) with these services. Market yourself to local banks in your area...make contact with their REO (Foreclosure) Divisions. You will also want to market to all of the real estate companies in the areas you wish to work. One last thought would also be to talk with your local Chamber of Commerce about contacts @ the banks and maybe active agents who volunteer with the chamber. Good luck with your business.

Other than that, I would ask a realtor I knew to give suggestions for names of active REO agents where you live. After getting the list it's ti,e to start programmatically reaching out to everyone on the list. Good luck!

You need to build a relationship with the banks directly or agents in the area who handle REO business.

Depending on the bank/asset manager, either the REO agent will use a vendor of their own (if the job is big it may require a few estimates) or the have their own vendors that they have service the properties.

On most of my REO listings, I'm responsible for getting the bids, making sure the work gets done, & paying the vendor.

You need to build a relation with the banks in your area. Find which bank has the most FCs in your area and begin with them. Also if you grow to the point of contracting beyond your ability to perform we have funding available to assist. You must already be working the contract and billing for your work and you ONLY want to use the funding to grow, NOT any other reason.

There are many sources for these homes. Most of the national assset management companies have vendor service companies that trashout, maintain, rekey and mow yards. These companies utitlize local subcontractors to do the work. Going to most banks websites will show a local broker who is marketing the property or has been assigned to manage the property prior to offering it for sale. These brokers oftern times arrange for bids for trashouts, initial lawn service, pool and snow removal. Target market yoour services to these agent, as most agents do not handle REO accounts. Make sure that you have all of your necessary insurance, license and reference package ready because all these seller want all levels of vendors associated with their properties full insurace to lessen liability.

There are probably various companies that list foreclosures. When you find an agent that has a foreclosure listed contact them and let them know about your business. Also contact local banks that may need help in that area.

I would take the time to look at who is listing these homes on the market and ask them to register you on there vendor list. Or Sign up at REO Network as a vendor. You will have to be licensed and bonded.

Michaelson, Connor, and Boul is the attorney that handles most HUD homes (Foreclosed FHA mortgaged properties) in Michigan. They are always seeking quality conscious, responsive sub-contractors to provide various field and preservation and protection services. Here is the URL to the contractor page on their web site:

You could also contact local lenders and ask to speak to their Asset Manager(s). The Asset Manager is responsible for the clean out/up of foreclosed homes.
