Foreclosures and looking online

I know that I could sign up for a account (with fees) to look at all the foreclosures, but I would rather not pay this. Is there any way to look at foreclosures without paying the monthly fees.

It may be possible Michael decided where to look since 2008 but in case he hasn't....

If you are wanting to browse you may want to check this out. The Banks and the Gov. have created web sites to provide information on the purchase process used by each of them plus you are able to see their listed properties for sale and have access to a lot of information.
It's Free and updated constantly...Sites like..

In addition to the HUD website of http://www.mcbreo.com you can also look up all listings at http://www.recolorado.com. Of course, you will have better luck in getting a realtor to help you.

Why don't you just get yourself a Realtor, they can make your life so easy and send you all kinds of homes listed in foreclosure. 99% of the time it is the seller, individual or finance institution that pays the agent commission. To top it all off the agent does the homework and all you do is review the information.

The Department of Housing and Urban Development (HUD) lists their foreclosed homes here on their website: http://www.homesales.gov/homesales/mainAction.do. There is no cost for doing so.

Michael,

Are you looking for homes in the foreclosure process, or are you looking for homes that have gone through the entire process and are now bank owned properties? Unfortunately, many of the online consumer web sites list homes that are in the foreclosure process, but you don't know where in the process these homes may be so yes, you probably need a realtor to help you with this.

The bank owned properties are usually listed on the local multiple listing services used by real estate agents and are designated as being bank owned. They are often priced below or near the market value, but the bank wants to sell these homes quickly. Remember, as a buyer in Colorado, you do not pay the real estate commissions, so contact myself or your realtor for additonal help.

Hi Michael,
You can look through realtor.com for all houses listed in Colorado. The downfall of that is that a lot of the foreclosed homes for sale have contracts pending with the bank and the only way you will know that is for your realtor to call each one and ask the status of them.
If you go through the courthouse in Colorado, you will be wasting a lot of your valuable time needlessly as many won't be available for sale for quite some time.
You also need a realtor to show you the true market value of each home and the "cap" of each neighborhood in relation to each house.
You are welcome to call or email and I will send you lists of homes that are still available and the market values.

FIRST ANSWER

You can do it 2 ways:

Work with a Realtor and they will send you all the homes that are foreclosures or you can go to the courthouse of the city you are looking in and get the listings of foreclosures every month.

Some sites offer the monthly fee to look at the foreclosures but beware that not all the homes listed on there are real foreclosures, many of them had just a NOD (Notice Of Default) which means that the owner skipped a payment or was very late in paying. That all could have been resolved yet it's still listed as being a foreclosure.
