If foreclosure notice has been filed then it is a matter of public record. If someone is near missing a payment but no notice has been filed then I don't know of any source that will tell you this except advertising on the net or newspaper your desire. Either way it does not mean that you will receive a lower rent payment. Most rentals here are not cash flows for the owner unless they put more than 30% down,
paid cash or have owned a long time. It can be a risky proposition for you to embark on this and you
will have to make sure that the rent you give will be paid to the underlying lender or the home may still
to into foreclosure. I don't know what dollar amount you are looking spend but Tumwater does not
command the rents that the Seattle area does. I would check either with an agent in that area or look in the paper online to see what rents are and if they match your desired outlay.
