Does anyone know what Realtors are charging for BPO's these days?

Depends on the timeframe they are giving. Usually about $45-$95.

Hi, Aaron:

As Tom Inglesby stated below, you do have to be cautious. I just spoke with my principal broker a couple days ago about doing BPO's. He read to me some guidelines of Oregon law that states something to the effect that we can do BPO's, but not for anything that would be priced above $250k. And even then, you need to be careful to include with the BPO a phrase that mentions something to the effect of the BPO being a 'collateral analysis.' So make sure you 'cross every t and dot every i,' so you don't inadvertently get yourself into trouble.

As for what to charge, as some of the comments below mention, it's best to find out what they're paying, for the kind of BPO and the work involved for that particular BPO.

It is always better to ask what they will pay rather than state an amount that is too high and you get nothing or too low and you are working for nothigh, it matters if they are exterior or interior, 1 day or 3 day as well. In addition it matters how many pictures of the subject and then if you need to include comparable pictures or not. So check with each company first before just picking amounts.

Certain states have regulations that you need to use a appraiser. So it depends on the state and I am sure the asset management companies have a matrix of who can do it and who can not. In Wisconsin real estate agents can do bpo for asset managers.

Check with your broker but I beleive that if you are just giving price opinions and have no intention of getting the listing you are breaking OR RE law since you are not an appariser and receiving a fee for service not related to listing the house?. It might be different in WA?

The going rate for BPOs seems to vary with the area. Out here we're getting about $75-$100 per. There are agent teams who specialize in the BPO/REO arena who are able to command higher rates, but BPO and REOs make up 100% of their business and they work very hard for the money!

Some of the marketing companies are not offering much. Ocwen just sent out a notice that they will only pay $50 on most of the BPO's they request!!!!!!!
