Is Nob Hill still a desirable neighborhood in Carrollton? Kids? Crime?

Yes, Carrollton has some real nice areas with new construction. I have also seen some foreclosures with great deals

That is a great area. I have clients who will be moving their this summer. Check out :
www.cfbisd.edu for information on the schools. Also you would want to check out the sheriffs website for denton county. For information on home prices and specifics such as listing price for homes in that neighboorhood just shoot me an email at bethcaudill@kw.com

Be VERY careful with the Nob Hill area. We briefly looked there, but the roads and foundation issues are severe and very costly to repair. To us, the neighborhood seemed to be in decline.

An even greater concern to us is that Nob Hill park backs up to Haymeadow Drive, which is home to registered child sex offenders. I realize sex offenders seem to be everwhere, but I don't want my kids playing in a park literally across the street from one!

Nob Hill park has 102 acres and includes ball fields, multipurpose court, small ponds, wildflower areas and walking trail. It's located on Crooked Creek Lane and McCoy. There is a voluntary homeowner's association that organises parties (easter/July 4/halloween etc.) garage sales etc. There used to be an active women's club but no more... everyone is too busy I guess.

May be you can ressussitate it! Good luck

About 10 years ago, the homes in this neighborhood didn't last more than 3-5 days on the market... Highly desirable. Even the growth around it and up north, it is still desirable but slowed down considering the market.

Righ now there are only 5 homes on the market and 2 of them are under contract. One of the 3 remaining is a bank pre-foreclosure.

FIRST ANSWER
It's a pretty good location near the highways (Bush and I35). Sales have been pretty good in there this year. Crime/Safety is probably best answered by the CRO at the police dept. Just call Carrollton PD main number and ask for the CRO and they can point you in the right direction of stats for the area. Schools should be Elementary-Rainwater Middle-Blaylock and High-Creekview. Carrollton also has Academy for High School students. I think Rainwater is an Exemplary school which is amoung the best. If I remember right the building seems not too old, compared to some in Carrollton. I live pretty close if you need help finding just the right house.
