I paid to go to seminars and gone to the 'title rep' seminars where one of the title agents teach and got little to nothing out of the seminar except what paperwork to send to the lender.
I found a loss mitigator in IndyMac banks loss mitigation department that was willing to teach me short sales from the banks perspective. From that I have been able to close deals that everyone said were impossible.
One client owed $568K on their home and lost his job and was moving out of state. He had enough money to stay current on his payments while I got the lender to accept a short sale for $438K, which after buyer closing concessions and closing seller's costs netted the first lender $393,400 and $2,000 to the second lender. THIS CLIENT NEVER MISSED A PAYMENT!
I got this loss mitigator to leave IndyMac and he now works with me to teach agents nationwide to do short sales. is where you can RSVP for upcoming events. The portal for the agents that we work with is
It is a free seminar with tips that have worked against all of the top ten lenders (my office has tested everything that Lee taught us). The next LA event is mid-December and will be posted on the site next week.

This is not only a free seminar but they are not selling course's, boot camps, instructional cd's or videos. Just great REO properties. They are also GIVING AWAY A FREE HOUSE to one of the people who attend this event. Go to for more information.

Good luck!

I just went to a fabulous Short Sale Foreclosure seminar in Glendale at Old Republic Title given by Joe Vera. It was very informative and he is a well respected person on this very subject. My suggestion to you is to contact him or (800)211-4474 to find out when the next one will be.

If you're looking to attend a seminar, there will be a free one in Ontario on December 1st. The topics will include be how to use your 401K/IRA to invest in real estate. It's going to be a great networking opportunity nonetheless, because as you begin to buy short sales, it is going to be good to have private money to use for your investments. We are a community of local real estate investors who believe highly in education. I have personally worked on short sales and know individuals who have also worked on them. If you have any questions, feel free to contact me.

I've said this over and over in previous posts.... The F-word is for the novice or average frustrated investor. What makes people think that putting an offer on a foreclosed house is going to get them the best price? You can count the number of TV ads promoting a system that teaches how to buy foreclosures.... That makes 50 other people dropping offers at the same time, at a price that was already "market".... That's just crazy talk. You want a deal, ok I can understand that but you are not going to find it with a foreclosure without one of two things 1. cash and personal connection with a REO manager or 2. a overpriced offer that you beat 15 other people for.

It's easier to knock on a door of a house that needs repair and say "my wife and I are looking for a home in this area and yours looks cute from the outside". Do you know anyone selling in this area? A hand written note works well too. My closure rate is almost 70% on the notes.... And you get the best deals with no competition.

Hi Katie. I would check with the Los Angeles County Association of Realtors and title companies there as they are usually very active in putting on seminars on short sales and foreclosures and other topics of interest to real estate agents. You may also be able to get the information by visiting their respective websites. Perhaps they could even agree to e-mail you of upcoming seminars. I don't know if they'll do it for people who are not members, but it does not hurt to ask.
