You need to be pre-approved if you are going to be taking a loan.

If you are an all cash buyer, you do not need to be qualified.

If you are borrowing money, you have to qualify for a loan. If you are not borrowing money then you don't.
This house is not for sale anyway.

You need to show proof of funds and/or pre approval letter for your future mortgage.

This type of document required to submit an offer and usually must be attached to the offer package.

Yes, it only benefits you as you will feel comfortable with your payment and also the real estate market is very competitive in the area, if you find a property you like and want to submit an offer, if you are not pre-qualified first, you may be beat out by other buyers. Also, most owners will not consider your offer seriously without a pre-approval.

Dear Tony,
Yes it is essential that any potential buyer obtain a loan Pre-Approval before beginning the Home Buying process. It is one of the important "first-steps" when starting to work with a Buyer Agent.

Honestly, I did not view the home, but the answer is if you intend to purchase all cash, then generally no, however the current owner may want to see your statements as proof of funds. If you are taking a loan, yes.

A great question about qualifying to buy this home. In today's market conditions almost most buyers have been pre-qualified before going to look at homes and the reason why they can make an offer on the spot.

You need to "qualify" to buy any home. Even if it's cash you are going to have to show proof of funds.

if you have been pre-approved to buy a house, you qualify to buy any house.
