I am looking to buy a property in Palm City that is a foreclosure and the previous owners ripped out the kitchen, do I need to obtain a CO before occupying the home?

Dan,

Both Nadine and Michael are correct. You may not heed a new CO from the county, but your lender may require a working kitchen if you are planing a mortgage.

Hi Dan,

Having just learned by trial under fire I'm asking the following question. Does the lender you are planning to use know that this house does not have a kitchen? There are only a few banks that will lend on a house that does not have a working kitchen and/or baths. The other option is an FHA 203k loan. Please double check with the bank or the mortgage broker and make sure this is not something that pops up and stops the closing a week before the scheduled closing date.

FIRST ANSWER

You should not have to get another CO. The original CO is still in effect and unless you make major changes to the home, you should be fine just to replace or remodel the kitchen. You can always call the county to ask them.
