My fiancé and I having been house hunting because we are looking to buy in the next two months and we spoke with a real estate agent that told us we couldn't buy the house we were looking at because it was a bank foreclosure and our loan, the rural development loan, doesn't allow us to buy the home, is that true? I thought as long as the house was in an eligible area we were fine.

Was this the listing agent for the home?
I believe your best source of information would be your RD loan officer. They would be able to give you any additional information on which homes do not qualify so you can eliminate those from your search and stop wasting time.
A Buyer's Agent - one with which you have a signed Buyer's Agency contract - with RD knowledge may also be able to help you eliminate properties that do not qualify. If you are not under contract or obligation with the agent you spoke with, I suggest interviewing some agents and ask about their knowledge and experience with RD.

I am attaching the property requirements required by Rural development and being a foreclosure is not one of the limitations. However,there are a number of limitations that would effect the ability to go through this program.

Well there may be A reason you couldn't buy that particular home, but the fact that it was a bank-foreclosure certainly was not THE reason. Was it on a private road? That would disqualify it.
It is my understanding that as long as it in an eligible area you can buy it with a rural loan. Call Rick Smith of GoldStar Financial 810-343-0798. He's an extremely knowledgable mortgage broker and knows a lot about rural development loans.
