My company just rolled out a product that is a real rent to own program where you buy the property and everyone gets paid accordingly, then you pay the lender that buys the house for you rent until you are able to buy it from them outright and all your payments and equity become yours at that time.

I only know of one property where the seller will consider a lease with the option to buy however they would be more willing to do a seller carryback where the seller provides the financing. generally you will need about 30% down to enter into one of these since the seller is taking on a larger risk.
