Can I withdraw an offer on a house after the offer has been accepted due to finding something better?

Asked by Rae2009, Anchorage, AK Sun Nov 8, 2009

We made an offer on a house almost 3 months ago in pre-foreclosure. We just extended our offer unfortunately and now just found something else. We want to withdraw our offer, our agent has no idea what he's doing. We went from for sale by owner to pre foreclosure, multiple groups having to approve our offer, doing a short sale that's a mess.

Well, it's a little tricky, you should talk to your real estate licensee about your desire to cancel your offer. There may be a way to do it depending on how your offer is written. You say that your agent has no idea what he is doing, but he is supervised by a broker that probably does know what to do. Ask him to talk to his broker or go ahead and talk to his broker yourself.

Has a home inspection been done? Have repairs been agreed upon? How long did you extend? Has the appraisal been ordered? Has the appraisal been done. If you have reached ANY dates in your contract and the item hasn't been completed due negligence on the listing agent or the seller, thisCOULD be the case. There's a whole slough of possibilities.
