Oh my goodness, your question is a never ending battle between the Reno and Sparks residents. I have been a Northern Nevada resident for 30 years and I have seen both areas evolve through the years. Truthfully, there are such unique neighborhoods in each city, that it all boils down to your particular wants, needs, preferences and budget. I believe you will find that once you list your "must haves" and "nice to haves", it will probably be easier to find out which would be most "appealing" to you!

Reno and Sparks are both wonderful communities and we who have lived here for a long time have seen many changes that have blended our two cities into an inviting environment for everyone. Some folks like the open areas on the outskirts of the city limits, Some prefer the convenience of being close in to the array of activities our community provides. Low end, high end; it's all here. It's simply a matter of sitting down with the right real estate agent and spelling out your needs and desires The agent will do the proper research and provide you with choices. Although I am not a REALTOR in Nevada, I visit Reno/Sparks frequently because my fiances family lives there and I would definitely say Sparks. They have a lot of new construction and in my opinion, it is much nicer than Reno. The best thing would be to contact a local REALTOR there and pick their brain about the different areas. It all boils down to your budget. Drive around in different neighborhoods and firgure out which one appeals to you the most.

FIRST ANSWER

Boy that is a tough question to answer. Let me start by saying that I never tought I'd find myself living in either Sparks or Reno, however an illness in the family was reason enought to make the move, which I have never regreted. I have loved living here. I have had an older home in the Old Southwest near downtown Reno and a new home in East Sparks. I have had a small condo on the Truckee River in Reno and 40 acres of horse property in Spanish Springs (Sparks). They have all had there appeal, but for various reason.

I have not been a long time resident of Sparks/Reno, but I have found that there are some people that have a strong opinion as to which is more appealing. I have not made an emphatic choice.

Sorry I could not be of more help in your decision making, but maybe you should decide what you want or need in a home, location to amenities and most importantly budget, then start searching with those parameters in mind, and just see where you end up.

I know I sound like a realestate sale person, sorry again, but please find someone to help you.
