I found several foreclosures I like and want to go in and see. But, I dont know what bank owns it, dont have the lockbox combo. These are not auction homes, rather REO (bank owns them). Ive driven past them, know the address, know its empty..
Ive been using a realtor who either says that house is not available anymore or just ignores my request. I talked to a second realtor and they are not responding either. I have a feeling realtors just dont want to get involved with foreclosures.
If thats the case, how do I gain access to the house? How do I know which bank owns it?
Anyone recommend any realtors who are strong in foreclosures in 44039 area?
It looks like your not having much luck and I hope that changes. A good buyer agent Realtor would set up a client portal for their client in the MLS that feeds every single property matching a search profile including short sales and bank owned properties. The portal would allow their client to log in at any time and see what is available and allow their client to review the properties.
They would also direct their client to sites such as Homepath and NHMS where the HUD homes for our area are listed.

A lender may have a lockbox on the home but not have it listed for sale yet. They normally want to do a cleanout on the property. They also normally wait until they can deliver a clear title to market the home. That means if there are governmetal liens on the property they will wait 90 days after the date of deed transfer recording to make sure that the Sate or Feds do not use their power of seizure..
If there are governmental liens no title company will close on the property until the sizure period is expired.

You will find that bank owned properties are delt with no differently than any other property except for the fact that they are sold "as is" and the bank owns them. Just like a private owned property permission must be gained before you can go into the house.
