Adam, We just closed on one of our many Short Sales this week. It took 3 months to accomplish this task. It is challenging and requires patience. Our client bought a $550,000 home for $350,000, not bad for them. There are many foreclosures to choose from here, much easy to buy with the same profit difference.

Actually yes...our principal owner as well as our team of Realtors are licensed in Arizona. However, we are not always acting in a conventional Realtor / Client relationship. We are a group of investors that have a principal interest in every deal we do. We are Arizona's #1 Short Sale Specialists.

We're in Southern CA and as an investor, you need to establish a team. We have an in house attorney, processor, investors (private $), and a negotiators who used to work for large banks as loss midigators so they know the lingo, know how to negotiate and most importantly, how to submit offers that get accepted at very low LTV's . Bottom line we buy short sales, and if you are a listing agent with a short sale, we want to buy yours too. You keep the listing and collect your 3% commission, we do all the work for you for free.

I can't tell you how many agents and brokers are telling us that they have done hundreds of short sales. The numbers just don't add up. Banks are beginning to show a greater interest in working with borrowers who are behind on their mortgage, but the process is still extremely difficult.
