I'm a single guy who has been watching the market for two years. Like many other first time buyers, I have no rush to move and am waiting for the perfect property. I need a property under 300k with great potential, under value and capable of gaining equity quickly with a little work. I am looking on the MA/RI border towns but would rather stay in MA. I like the look of colonials but the open floor plans of a ranch. I want a large basement and the home needs to be in a good area. I have worked with and without buyers agents and I know what is on the MLS. What I don't know is what my options are on the foreclosure market since almost all the RealtyTrac listings don't have much info. Does anyone here specialize in these properties and know of any great buys?

I can’t speak for Cumberland, as I am not licensed in RI, but there are many foreclosed homes in NA, & Attleboro area. I have worked on quite a few of those sales and personally toured even more of these homes. Attleboro & North Attleboro are good areas to focus on, as there are many listings that are on town sewer. You would want to stay away from a home being sold as-is that has a septic system, unless you are a cash investor. as for "good" foreclosures those are the ones that go the fastest. There are a slew of forelcosure properties available but I've noticed anything really good tends to fly off the market fast in my experience, so you'll want to really keep an eye out for those and once you find one, you'll want to act fast because there are quite a few people looking for the same thing. For example: we listed a foreclosed 3000 sq foot Colonial that was New Construction not too long ago. Situated on 5 Acres of Land that was on the market for only 29 days, and the reason it was on for that long was because there were multiple offers which created a bidding war so it took some time for negotiations to be finalized. Another New construction on the same street was on the market for 20 days & went for OVER asking price. So my recommendation is to keep your eye out for the needles in the haystack. Yes, we have a few good homes in that area ina ll price ranges. Although most of them need a lot of work, I do run across a few that need only heavy cosmetic work. Let me know if you would like to see some of them.
