Are other agents experiencing scam artists contacting their short sale sellers with the promise to save their homes, causing deals to fall apart?

This seems to be happening and these scammers are calling the sellers from outside of our area.

I always make a point of advising my short sale sellers what to expect, moving forward. I ask them to email of fax me any items mailed or hand-delivered to them while they are in 30-60-90 day late, and especially after the NOD is filed. Typically, they understand why we encourage this dialogue, and soon learn that they are gettting barraged my both legitimate offers -- and sometimes not-so-legitimate offers from unscrupulous entities. The new MARS compliance requirement should cut back on this activity. I have seen a plethora of these marginal and outright scams, many of them look like they actually are generated from their lender or an official governmental agency. I get more of them contacting me with promises of "double commissions" if I get involved in their flip schemes...I wish they would just stop calling me.
