what's the best way to find renters for a house? I have a 3br townhouse in Tustin Ranch, CA.

I am open to renting to families and to corporations. If renting to corporations, I can rent it out fully/partially furnished if necessary.

Ofcourse using the various real estate based sources would maximize your chances... but bottom line/ least expensive: Craigslist with an OPEN HOUSE posted with address, time and day will get the most people through your home who are genuinely interested. Be sure to include as many photos as most people will filter based on attractive pictures.
Hint: have applcations at the ready and be prepared to ask your own questions of them (but keep in mind the boundaries of discrimination).
One uncommon technique: walk the more highly desirable prospect(s) to their car and look at the inside. There is a high probablity that the way they keep the inside of their car is the way they'll keep the inside of your home.

This is short and sweet.
-To get the maximum exposure you should consider listing your home for rent in the MLS. Some agents belong to Listingbook so this will give you added exposure.

Other Considerations:
-Renting is a cash flow decision so speak to an agent that can speak cash flow.
-Renting is a gambling decision if you do not know the currrent market.
-Depending on your homes comp you may not want to rent. (200-500k yes, 500k-1000k no) An opinion.
-Speak to agent that lives in Tustin Ranch.

Today, most people start their search for homes online. So posting on the internet would attract traffic and there fore enquiries. The more difficult part would be choosing the right tenant. Qualifying a tenant would include running credit checks, references etc. Working with a professional would benefit you in many ways.
When your home is listed on MLS by a Realtor, it is available for agents to search. In addition, it feeds Realtor.com , the official site of National Association of Realtors which is a trusted site for home search. Also, I understand that many other home search websites get their information from the MLS. A professional would tremendously increase the exposure to your property.Also, a professional could have their clients who are looking for lease properties themselves.

Wayne ... best ways to find qualified renters for your property at Tustin Ranch. First, hire a qualified Realtor agent and have it listed in the MLS. The agent would receive the contacts and run the lessee credit and make sure they are qualified. Second and if you want to do that work about qualification yourself, post it on Craigslist every day.

Hi there Wayne, There are many site that you can post it on.Craigslist is just one but maybe not the best if you are thinking about renting to a corporation. You have many options for this. Websites, Newspapers, Etc

The most traffic for rentals is Craigslist, however, as others were discussing, you may not get the most qualified renters, If listed with a broker, the broker will make sure the potential renter has had their credit checked, etc. Still many people look to online classifieds through the OC Register, so don't eliminate that as an option. Without a doubt, Craigslist.com will get you the most traffic. Especially if you post it several times a day. If you are in a hurry, working with an agent or property management company may help, but most renters do not work with an agent. The renters that do work with an agent however, are probably more qualified than those that don't. Make sure to post lots of photos and be clear about rent and terms. Also, be sure to give an easy way for them to email you and answer their questions promptly. If the rent is reasonable for the area, you probably won't have any issues getting it rented. Tustin Ranch is a very desirable place to live.

These are the top ways to find renters:
1. List with a Realtor who will put your property on the MLS and get you exposure to all agents and their clients.
2. Hire a property manager.
3. Advertise in the local newspaper.

FIRST ANSWER

When I take a lease listing, I usually post on as many internet sites as possible. If I had to pick the site that provides the most traffic, it would be Craigslist. Not sure if you are new to finding tenants, but, if so, send me an email and I will give you a couple checklists to use.
